Leland’s waterfront isn’t uniform, and the construction challenges aren’t either. The Brunswick River and Cape Fear River frontage that runs along communities like Highland Shores and The Bluffs carries real tidal movement and current. Structures here need to be anchored for it — driven pilings, not washed-in ones, and hardware rated for constant water exposure.

The canal communities are a different problem. Canals in neighborhoods like Waterford and Mallory Creek are sheltered from open water, but the soft bottom conditions and close quarters make piling depth and spacing more critical than they look. We’ve pulled out a lot of canal docks in Leland that were undersized for the soil conditions — pilings that looked fine from the deck but had no real bearing capacity underneath.
