We’ve pulled out a lot of canal docks in Leland that were undersized for the soil conditions — pilings that looked fine from the deck but had no real bearing capacity underneath.
Shoreline erosion is also common on the river-facing lots. Tidal fluctuation and boat wakes work on the bank constantly, and a bulkhead that was adequate ten years ago may be failing now without obvious signs above the waterline.
